Proposed Development

What are you proposing to develop at 1 Heron's Hill Way?

The proposal for 1 Heron's Hill Way is to develop a mixed-use development with a 39-storey building, inclusive of a 4-storey podium and a 35-storey tower. It would include 350 rental units that are contemporary in style and space, and approximately 3,144 square feet of additional office space at ground level. There would be 5,920 square feet of outdoor open space for public use owned and managed by Paradise Developments. As well, on the east end of the site, there would be a new road that would link to the future north-south road as envisioned by the ConsumersNext Secondary Plan to connect Sheppard Avenue East and Yorkland Boulevard.

What will happen to the recently built 2-storey office building?

The recently built 2-storey office building, currently home to Paradise Development’s Head Office and Design Studio, will not change as a result of this proposal.

What does ‘contemporary rental unit’ mean?

Rental buildings that are built today have evolved from their dated reputation. They now offer many of the same amenities and services as condominiums. This new development will bring a new type of rental living with contemporary, high-quality and long-lasting finishes and amenities for future residents’ use and enjoyment.

How will your proposal accommodate families?

We are proposing a mix of units that is suitable for a range of household types and sizes. 40% of the proposed development includes family-sized units (2 and 3-bedroom units). Specifically, we are proposing:

  • 60% (210) 1-bedroom units
  • 30% (105) 2-bedroom units
  • 10% (35) 3-bedroom units
How many car and bicycle parking spaces exist today and how many new spaces are you providing?

All existing car parking spaces will be incorporated into the new underground parking of the new development. The existing bicycle parking will remain where it is currently located, with an additional 268 spaces added to the 2nd level of the structured parking. Here is a breakdown of current and proposed car and bicycle parking spaces:

If approved, how will the addition of this building contribute to congestion on Heron's Hill Way?

There are three elements in the proposed design that are intended to address concerns of congestion on Heron's Hill. They have been designed to direct vehicular movement towards the east side of the site, minimizing additional vehicle movement on Heron's Hill Way.

  1. The driveway access for the residential and new office space will be on the eastern side of the proposed building.
  2. The driveway access to the existing office building will be relocated to the same access point on the eastern side of the proposed building.
  3. There would be a new public road connection on the east side of the site to link to the future north-south road identified in the ConsumersNext Secondary Plan to connect Sheppard Avenue East and Yorkland Boulevard.
  4. In accordance with Structure Plan (Map 38-2), the proposed development includes a new road connection to the east which provides connection to the future north-south public road connecting Sheppard Avenue East to Yorkland Boulevard.

In addition to these design elements, a Transportation Impact Study has been submitted as part of the application to the City. This study will be reviewed by and commented on by the City’s transportation planners. You can access this study in the Documents [HYPERLINK] section of this website.

Process

What stage in the process is this proposal?

We are very early in the development application review process. On [INSERT SUBMISSION DATE BEFORE LAUNCHING], we submitted an application to amend the City of Toronto Official Plan and the Zoning By-law. We need the necessary approvals in place before we can begin construction. We will provide updates on this website as we move through the various stages of the development process.

When would you expect an approval from City Council?

We are very early in the development application review process. We expect that it could take 18 to 24 months to get the necessary approvals in order to start construction.

If approved, when would construction start and end?

If all the approvals are in place, we would likely start construction 3 to 6 months thereafter. It could take 2 to 3 years to complete the construction. However, several factors will determine the timing of construction that cannot be determined at this time.
